Well that just cost $9K

New furnace and AC. Next is the water heater that has been leaking on and off over the last year. This one is going to be replaced by me. Stupid people that put this one in did not put a gas shutoff in. Some people should not repair anything and let someone else that knows what they are doing replace things.

Going to have to fix the cobbled up mess they did when they pulled the water softener out before we bought the house. The water heater is from 94 so it has had a good run. Thing is all the new ones are JUNK!!!!!!!

Just had a central air/heat replaced as well. 3.5 Ton unit and it cost $6K. I know your pain!

I put in this electric one 10 years ago, not hint of a problem with it yet.

Last year; 3 ton geothermal unit, 2 stage compressor: nearly $18K.
But, we have 2 electric water heaters that are original to the house build in 1988. They're still making the water hot.

Hearing about these large expenditures makes me thankful that due to my physical limitations, I now live in a home built in 2019 that is all on one floor and if anything breaks the landlord either fixes it or replaces it! The monthly rent is reasonable, and I no longer have to mow the lawn, etc.
I do miss my own rifle and pistol range that was on my former property, but that's life.

i replace our water heater bout every 3 years or so.
i tear it down and suck out all the calcium and flush it about once a year, but eventually it builds up so much the bottom element won't last.
the worst part is the thing then weighs about 400lbs. and is a bitch to drag up the stairs.

Thats a worry for me as well.

I changed the Furnace and water heater here about 10 years ago. Hoping for a long run...

the one down to my Sisters place was in it since 76.
it might have been older since we didn't move in till then, a lot of the time the sacrificial rod in the top finally gets worn down and then one of the heating elements burns through.
easy peasy to replace all the parts and pieces to keep the thing going pretty cheaply,,, till it springs a leak somewhere, then your done.
